No surprise Business Denver’s Thomas Gounley got the scoop on this story – he’s done a great job of covering the development (and delays) of the former CU health sciences center for years. We learned today the buyer is a local development company, GM Development, led by Ben Gearhart, Sam Edelson and Charles Moore, with a focus on infill redevelopment. The sale involved five buildings and a parking structure on 8.2 acres at 1055 Clermont St. in the Hale neighborhood. The full Business Denver article is located here for subscribers and on the GM Development website’s NEWS section and two quick takeaways are:

  • Edelson said GM is “in talks with a few potential health care users in the hopes of partnering with them to use part of the site to expand what we think is a premiere health care location in the city.”
  • “We’ve also looked to the East Area plan in addition to speaking to key stakeholders in the neighborhood to understand what is needed and wanted at the site,” he said.

Good news that the developer is local and paying attention to the East Area neighborhood plan.  Your Hilltop Neighborhood Association will be following the progress and keeping you posted as we are able!

 


August 30, 2022 –

The Online Auction for this property closed on 8/9/2022 with a highest bid of 41.25M. Bidders are not identified on the website. The VA Real Estate Sales website notes, “At the close of the auction, the high bid will be considered for acceptance by the Government. The Government reserves the right to reject any or all bids for any reason.”


October 30, 2021 –

The Veterans Administration is placing a portion of their property at 9th and Clermont up for sale.  Our RNO, along with two other adjacent RNOs, the Bellevue-Hale Neighborhood Association and the Mayfair Neighborhood Association, were asked to write a letter of support for consideration of Rose Medical Center’s purchase of the property.  See attached Letter re Rose Medical here.
